Our process

What to Expect

At NB Roofs, residential roofing is a structured process built around protection, precision, and accountability. Every home is treated like a long-term investment. Once your roofing system and color are selected, we handle the entire process from start to finish.

Questions about the process?

(352) 269-2157
  1. Permits and prep

We pull the required permit and secure HOA or Architectural Review Committee approval when applicable. Materials are ordered, production is scheduled, and your project is fully prepared before installation begins.

  2. Installation day

Our crew arrives early. We protect your driveway, landscaping, and property. A dumpster is placed for safe debris removal, and the worksite is organized before construction starts.

  3. Tear-off and deck check

We remove all roofing materials down to the deck sheathing. The existing deck is fully assessed, and any compromised wood is replaced to ensure a solid foundation for the new roofing system.

  4. Waterproofing and install

Water barriers are installed to code and homeowner preferences. Attic ventilation is optimized, then protective shingles and system components are installed using proven standards.

  5. Cleanup and final checks

The entire worksite is cleaned thoroughly. We run magnets to collect loose nails and review every detail so the property is safe, clean, and fully protected.

Our standard

We dot every I and cross every T twice. The goal is not just completion. It is satisfaction, protection, and long-term peace of mind.

Signs Your Roof Needs Attention

Roof problems on Florida homes often start small: a lifted shingle after a storm or a cracked boot around a vent pipe. If you notice any of these signs, schedule a roof assessment so NB Roofs can find the cause and explain whether a repair or a replacement makes sense.

Built beyond the shingles

The Parts of a Residential Roof System

A residential roof is more than the shingles, tiles or metal you see from the street. These layers work together to keep water out, and NB Roofs installs them as one system on every roof replacement.

  • Roof decking

Roof decking is the layer of plywood or OSB boards fastened to the roof framing. Every other layer is attached to it, so damaged or soft decking is replaced during a roof replacement before anything new goes on.

  • Underlayment

Roof underlayment is a water-resistant layer installed over the decking and under the roof covering. It is the backup barrier if wind lifts or damages shingles or tiles. The Florida Building Code sets how the underlayment and deck seams are installed on Florida roofs.

  • Drip edge

Drip edge is the metal flashing installed along the edges of the roof. It directs rainwater off the roof and away from the fascia boards, which helps prevent rot along the roof line.

  • Shingle starter

The shingle starter is the first row installed at the eaves of a shingle roof. Its adhesive strip helps seal down the first course of shingles so wind has a harder time lifting the roof edge.

  • Flashing and sealants

Flashing and sealants close the gaps where the roof meets walls, chimneys, skylights and vent pipes. These joints are where many roof leaks start, so they are replaced or resealed during the job.

  • Roof ventilation

Roof ventilation moves air through the attic, with intake vents low on the roof and exhaust vents near the top. Good airflow lets heat and moisture escape. See solar attic vents.

Every layer is installed to the manufacturer's instructions and the Florida Building Code by a State Certified Roofing Contractor, License #CCC1328686.

Residential roofing FAQ

Residential Roofing Questions

Answers to what homeowners in The Villages and Leesburg ask before a roof replacement.

  • What does a residential roof replacement include?

A residential roof replacement includes removing the old roof down to the decking, replacing any damaged decking, and installing new underlayment, drip edge, flashing, ventilation and the roof covering itself. The job also covers the building permit, debris removal and a final cleanup. NB Roofs walks homeowners through each step before work starts.

  • How do I prepare my home for a roof replacement?

To prepare for a roof replacement, move cars out of the driveway, clear patio furniture and decorations away from the house, and keep pets and children inside while the crew works. Cover items stored in the attic, since they can collect dust. Your roofer will confirm the schedule and where the dumpster goes.

  • Does homeowners insurance cover roof replacement?

Homeowners insurance usually covers roof damage from sudden events named in the policy, such as wind or a fallen tree, but generally not wear from age. Whether a roof replacement is covered depends on your policy, your deductible and the cause of the damage, so check with your insurance agent or carrier before work begins.

  • Can you replace part of a roof in Florida?

Often, yes. Under Section 553.844, Florida Statutes, if the existing roof was built, repaired or replaced under the 2007 Florida Building Code or later, only the repaired or replaced portion has to meet the current code, even when 25 percent or more of the roof is involved. Older roofs may need more of the roof updated.
