What we do

Asphalt Shingle Roof Replacement, Installation and Repair

NB Roofs works on asphalt shingle roofs at every stage, from replacing a few storm-torn shingles to a full tear-off and new roof system, on homes across The Villages and Central Florida.

  • Roofer laying new architectural shingles over fresh roof decking during a roof replacement

    Shingle Roof Replacement

An asphalt shingle roof replacement takes the old roof off down to the deck, so soft or water-damaged decking can be found and replaced before the new roof goes on.

    • Tear-off down to the roof deck
    • Decking replaced where the wood is soft or damaged
    • New underlayment, drip edge, flashing and ridge ventilation

    Shingle Roof Repair

Shingle roof repair fixes problems in one area of an otherwise sound roof: missing or creased shingles, lifted tabs, exposed nails, worn pipe boots and loose flashing.

    • Find where water gets in, not just where it shows
    • Replacement shingles matched as closely as the line allows

What a shingle roof inspection looks at

  • Shingle surface: granule loss, cracks, curled edges and lifted or creased tabs.
  • Nails and seals: exposed or popped nails, and sealant strips that have let go.
  • Flashing and attic: flashing at walls, valleys and vents, attic ventilation, and signs of moisture on the decking.

Repair or replace

What do worn asphalt shingles look like?

Worn asphalt shingles lose their granules, curl at the edges or cup in the middle, crack when they bend, and stop sealing down flat. When these signs show up in one area, a shingle roof repair is often enough. When they show up on most slopes of the roof, the shingles are reaching the end of their life.

Usually a repair

  • A few missing or wind-creased shingles after a storm
  • Lifted tabs on one slope that can be sealed back down
  • Exposed or popped nails in one area
  • A cracked pipe boot or loose flashing at one wall or vent

Usually a replacement

  • Bare, smooth patches where granules have worn away on many shingles
  • Edges curling up or centers cupping on most slopes
  • Brittle shingles that crack when they are lifted
  • Soft spots underfoot that point to damaged decking
  • Leaks in more than one part of the house

Shingle options

Which asphalt shingles are best for Florida homes?

Architectural (dimensional) shingles suit most Florida homes because they are thicker than three-tab shingles and have a layered look. For Central Florida weather, compare each shingle line's wind rating, impact resistance and algae resistance, then choose a color that fits the home and any community rules.

Choosing a color in The Villages?A new roof color is an exterior change, and exterior changes go through the Architectural Review Committee, according to The Villages Community Standards. NB Roofs can help you compare shingle colors against your district's Architectural Review Manual. See roofing in The Villages for more.
  • Three-tab shingles

Flat, single-layer shingles with an even, cut-tab look and less material per shingle than architectural styles.

  • Architectural (dimensional) shingles

Two or more laminated layers give a textured, shadowed look and more material per shingle.

  • Wind-rated shingle lines

Rated for higher wind speeds when installed with the starter strips and nailing pattern the manufacturer specifies.

  • Impact-resistant shingles

Built to better handle hail and wind-blown debris. Ask your insurance agent whether an impact rating affects your premium.

  • Algae-resistant shingles

Granules treated to slow the dark streaks that Florida humidity leaves on many roofs.

  • Lighter and reflective colors

Lighter shingles absorb less sun, which helps limit heat build-up in the attic.

Compare roof types

Shingle roof or metal roof: which fits your Florida home?

An asphalt shingle roof usually costs less up front and can be repaired one section at a time. A metal roof usually costs more up front and has a panel or standing seam look. Both can be installed for Florida wind, so the choice comes down to budget, the style of the home and community approval.

Installation details

How are shingles installed to hold up to Florida wind?

Shingles hold up to wind when they are installed the way the manufacturer specifies: starter strips at every edge, the right number of nails in the marked nailing zone, and sealant strips that bond each course to the next. The shingle's wind rating depends on these details.

  1. Choose a wind-rated shingle line

Each manufacturer publishes the wind rating for its shingles and the installation method that rating requires.

  2. Starter strips at eaves and rakes

Starter strips with adhesive run along the eaves and the sloped rake edges, where wind gets under a roof first.

  3. Nails in the nailing zone

Each shingle is fastened through the manufacturer's marked nailing zone. Nails placed too high or too low let wind pull shingles loose.

  4. The right nail count and depth

Nails go in at the count the manufacturer specifies, driven flush with the shingle, not sunk into it or left standing.

  5. Sealant strips that bond

A strip of sealant on each shingle bonds to the one above as the sun warms the roof. Spots that need extra hold are hand-sealed as the manufacturer directs.

  6. Ridge cap and final check

Ridge cap shingles go over the ridge vent, then the roof is checked for exposed nails and lifted tabs before cleanup.

Shingle lifespan

How long does a shingle roof last in Florida?

InterNACHI's life expectancy chart lists 20 years for three-tab asphalt shingles and 30 years for architectural shingles as guidelines, and notes that hot climates drastically reduce asphalt shingle life. In Central Florida, how long a shingle roof lasts depends on the shingle type, attic heat and ventilation, and storm exposure.

  • Shingle type

Architectural shingles have more material per shingle than three-tab shingles, which is why the chart rates them longer. Each manufacturer also publishes the expected life of its own shingle lines.

  • Attic heat and ventilation

Heat trapped in the attic bakes shingles from below. Intake vents low on the roof and exhaust at the top, including solar attic fans, help the roof run cooler.

  • Storms and upkeep

Lifted tabs, debris damage and clogged gutters shorten a roof's life when they are left alone. A check after a major storm catches problems while they are still repairs. See storm damage roof repair.

Questions

Shingle Roof Questions from The Villages Homeowners

  • Does NB Roofs tear off old shingles or roof over them?

NB Roofs removes the old shingles down to the roof deck on a shingle roof replacement. A tear-off is the only way to see and replace soft or water-damaged decking, and it gives the new underlayment and shingles a clean, flat surface to fasten to.

  • Can a few damaged shingles be replaced to match the rest of my roof?

Often, yes. A shingle roof repair can replace missing or damaged shingles in one area. How close the match looks depends on whether the original shingle line and color are still made and how much the rest of the roof has weathered, so NB Roofs explains what to expect before the repair.

  • What causes black streaks on a shingle roof?

Black streaks on a shingle roof are usually algae, which grows well in Florida's warm, humid climate. The streaks are mostly a cosmetic problem rather than a sign that the roof is failing. Algae-resistant shingles, made with treated granules, help slow the streaks on a new roof.

  • Can shingles go on a low-slope roof?

Asphalt shingles can only go on roof slopes of 2:12 (2 inches of rise per 12 inches of run) or steeper, and slopes from 2:12 to 4:12 need double underlayment. Flatter porches, lanais and additions need a low-slope system instead. See flat roof services.

  • Can solar attic fans be added with a new shingle roof?

Yes. Solar attic fans can be added during a shingle roof replacement, while the roof is open and the vent openings can be cut and flashed in with the new shingles. NB Roofs installs Kennedy solar attic fans. See solar attic fans.

  • Can I get a shingle roof estimate online?

Yes. The NB Roofs online estimate tool gives a starting figure for a new shingle roof. Final pricing follows an on-site roof assessment, because decking repairs and roof details only show up in person.
