What we do

Storm Damage Roof Inspection, Repair and Replacement

NB Roofs inspects roofs after storms, repairs wind, hail and debris damage, and replaces roofs when the damage is too widespread to patch. NB Roofs is locally owned, not an out-of-town storm crew, and serves homeowners in The Villages and across Central Florida.

  • Storm-damaged shingle roof with torn shingles, broken decking and fallen branches

    Storm Damage Roof Inspection

Storm damage is often hard to see from the ground. NB Roofs inspects the roof covering, flashing, ridge caps and roof penetrations, then checks the attic and ceilings for signs of water getting in, and explains what it found.

    • Roof covering, flashing and ridge caps
    • Attic and ceilings checked for water
    • Clear advice on repair versus replacement

    Storm Damage Roof Repair

When the damage is limited to part of the roof, NB Roofs repairs it: missing or lifted shingles, cracked ridge caps, damaged flashing, and decking that got wet or broke. Repairs follow the manufacturer's specifications and the Florida Building Code.

    • Missing and lifted shingles replaced
    • Flashing and ridge caps repaired
    • Damaged decking replaced

    Storm Damage Roof Replacement

When storm damage is spread across the roof, a repair may not hold. NB Roofs replaces the roof down to the deck, with the permit, new underlayment, flashing and ventilation, and the roofing material you choose.

    • Tear-off and deck repairs
    • Permit and inspections

What a storm damage inspection looks at

  • Roof covering: missing, lifted, creased or cracked shingles, loose metal panels, and granule loss.
  • Flashing and ridge: ridge caps, flashing, vents and other roof penetrations.
  • Inside: water stains, wet insulation and daylight in the attic.

Warning signs

How do I know if my roof has storm damage?

You can tell a roof may have storm damage when there are shingles or granules in the yard or gutters, bent gutters or flashing, limbs on the roof, or new water stains inside after the storm. Wind damage such as creased shingles and broken seals often cannot be seen from the ground, so a roof inspection after a major storm is the reliable way to know.

Signs you can see from the ground

  • Missing or lifted shingles, or shingles in the yard
  • Shingle granules in gutters or on the ground
  • Bent or damaged gutters, soffit or fascia
  • Tree limbs or debris on the roof

Signs on the roof and inside

  • Creased, cracked or torn shingles, or loose metal panels
  • A dented or cracked ridge cap
  • Loose or bent flashing around vents and walls
  • Water stains on ceilings or walls after the storm
  • Daylight or wet insulation in the attic

Water coming in? See roof leak repair. Damage across most of the roof? See roof replacement.

After the storm

What should you do after a storm damages your roof?

After a storm damages your roof, stay safe first, then protect what is inside the home, take photos of the damage from the ground, and contact your insurance agent if you plan to file a claim. Then schedule a roof inspection with a licensed roofing contractor, and check the license before anyone starts work.

Watch out for storm chasersAfter big storms, out-of-area crews often go door to door. Look up any contractor on the Florida DBPR license search and ask where their local office is. Under Section 489.147, Florida Statutes, a contractor may not offer gifts, cash or a waived deductible in exchange for a roof inspection or claim.
  • Stay safe

Stay off the roof, keep away from downed power lines, and watch for sagging ceilings inside.

  • Protect the inside of the home

Move belongings away from leaks and catch dripping water in buckets.

  • Take photos from the ground

Photograph missing shingles, debris and any water damage inside, with the date.

  • Contact your insurance agent

If you plan to file a claim, ask your agent how to report the damage and what your policy covers.

  • Schedule a roof inspection

A licensed roofing contractor can check the roof up close and tell you whether it needs repair or replacement. Request an inspection.

Types of damage

What does hurricane and wind damage look like on a roof?

Hurricane and wind damage usually starts at the edges, corners and ridge of a roof, where uplift is strongest. It shows up as creased or missing shingles, broken seal strips, lifted ridge caps and bent edge metal. Hail and flying debris add bruises, punctures and broken decking.

  1. Creased shingles

Wind lifts a shingle and folds it back. It may lie flat again, but the crease weakens it and breaks its seal.

  2. Broken seal strips

Shingles that come unstuck from the course below rattle loose in the next storm, even if none are missing yet.

  3. Missing shingles

Bare spots leave the underlayment exposed to sun and rain, and it is not meant to be the roof's only cover.

  4. Lifted ridge cap and edge metal

The peak and the drip edge take the strongest uplift, so caps and edge metal are often the first to loosen.

  5. Hail bruises

Hail knocks granules loose and leaves soft, dark spots that age faster in the sun.

  6. Punctures and broken decking

Falling limbs and debris can punch through shingles and crack the wood deck underneath.

Central Florida storms

What kinds of storms damage roofs in Central Florida?

Roofs in Central Florida take damage from hurricanes and tropical storms, strong summer thunderstorms with high winds and sometimes hail, and tree limbs that fall onto the roof. Wind lifts and tears shingles, hail cracks roofing and knocks off granules, and heavy rain finds any opening the storm leaves behind.

  • Hurricanes and tropical storms

Hours of sustained wind work on the same weak spots again and again, so a roof that only lost a few shingles can still have broken seals across whole slopes.

  • Summer thunderstorms and hail

Strong summer storms bring gusty winds and heavy rain, and hail can crack roofing and knock granules off shingles.

  • Falling limbs and debris

Branches and debris blown onto the roof can puncture shingles, dent metal panels and crack the deck underneath.

Questions

Storm Damage Questions from The Villages Homeowners

  • How long do I have to report roof damage to my insurer in Florida?

Under Section 627.70132, Florida Statutes, notice of a new or reopened property claim must be given within 1 year after the date of loss, and a supplemental claim within 18 months. For a hurricane, the date of loss is the date the hurricane made landfall. Your agent can explain how your policy handles notice.

  • What is a hurricane deductible in Florida?

A hurricane deductible is a separate deductible for hurricane losses, usually set as a percentage of the home's dwelling coverage. According to the Florida Department of Financial Services, it applies once per calendar year to covered hurricane losses, starting when a hurricane warning is issued for any part of Florida. Your declarations page shows yours.

  • Can a roofer pay or waive my insurance deductible?

No. Section 489.147, Florida Statutes, bars contractors from offering to waive or rebate a deductible, or offering gifts or cash, in exchange for a roof inspection or an insurance claim. An offer like that is a reason to look for a different contractor.

  • Should I get my roof inspected after every storm?

Not after every rain. Schedule an inspection after a hurricane or tropical storm, after high winds or hail, after a limb hits the roof, or when a new stain appears inside. Between storms, a yearly look catches wear before the next hurricane season.
