    Metal Roof Replacement

A metal roof replacement takes off the old roof, shingle or worn metal, so the deck can be checked and repaired before the new metal roof goes on. Many homeowners make the switch from shingles to metal at replacement time.

    • Tear-off down to the roof deck
    • Decking replaced where it is soft or damaged

    Metal Roof Repair and Maintenance

What a metal roof inspection looks at

  • Fasteners and seams: backed-out screws, worn washers, and seams or clips that have shifted.
  • Finish and cut edges: scratches, chalking and rust spots, often where panels were cut.
  • Flashing and trim: sealant at pipe boots and walls, ridge cap and edge trim, and debris in valleys.

Standing seam and other options

What is a standing seam metal roof?

A standing seam metal roof is made of long metal panels that run from the ridge to the eave and lock together at raised seams. The clips or fasteners sit under the seams, out of the weather, which is the main difference from exposed-fastener panels screwed through their face.

Is the system approved for Florida?Roofing products sold for Florida homes carry a state product approval or a local approval. You can look up a metal roof system and its approval on Florida's product approval system. Ask which approved system your estimate is based on.
  • Standing seam metal roofs

Long panels with raised, locked seams and hidden clips. The fastening sits under the seams, so there are fewer screw heads exposed to sun and rain.

  • Metal shingles

Smaller interlocking metal pieces laid in overlapping rows, for a layered look closer to a traditional shingle roof.

  • Exposed-fastener panels

Ribbed panels screwed through the face with sealing washers. The screws and washers need checking over the life of the roof.

  • Trim, flashing and underlayment

Ridge caps, edge trim, flashing and underlayment are part of the approved system and are matched to the panels you choose.

Installation details

How is a metal roof installed?

A metal roof is installed from the edges in: trim and valley flashing go on first, then the panels are fastened with the clip spacing and screw pattern the approved system calls for, and the ridge and roof openings are closed last.

  1. Measure each roof section

Standing seam panels run in one piece from ridge to eave, so each section of the roof is measured for panel length.

  2. Tear off and check the deck

The old roof comes off and soft or damaged decking is replaced, so the panels have a flat, solid base.

  3. Underlayment for metal

The underlayment goes on as the panel manufacturer specifies. Metal panels get hot in the Florida sun, and many systems call for a high-temperature underlayment.

  4. Edge trim and valley flashing

Drip edge, rake trim and valley flashing are installed before the panels, so each panel laps over them and sheds water.

  5. Panels, clips and seams

Panels are fastened with the clip spacing or screw pattern in the system's approval, and the seams are locked together.

  6. Ridge, openings and cleanup

Ridge cap and flashing around pipes and vents close the roof. Metal shavings are swept off, because left on the panels they can rust and stain the finish.

Metal roof lifespan

How long does a metal roof last in Florida?

InterNACHI's life expectancy chart lists 40 to 80 years for metal roofing as a guideline. In Central Florida, where a metal roof falls in that range depends on the finish, the fasteners and seams, and how the roof is kept up after storms. Each manufacturer also publishes the expected life of its own system.

  • Finish and coating

The factory finish protects the metal from sun and moisture. Scratches and cut edges are where rust usually starts, so they are sealed or touched up as the manufacturer directs.

  • Fasteners and seams

Hidden clips on standing seam roofs stay out of the weather. Exposed screws have rubber washers that wear with sun and heat, and they are checked and replaced over the life of the roof.

  • Storms and upkeep

Debris in valleys, bent trim and loose flashing after a storm let water in under sound panels. A check after a major storm keeps small problems small. See storm damage roof repair.

Questions

Metal Roof Questions from The Villages Homeowners

  • Is a metal roof good for hurricanes in Florida?

A metal roof holds up to hurricane winds when the panel system is approved for the wind pressure on your home and is installed exactly as that approval says: clip spacing, fastener type and edge trim. Wind pressure is highest at the edges, corners and ridge, so those details matter most. Approved systems are listed on Florida's product approval system.

  • What color metal roof is best in Florida?

Lighter colors and reflective finishes absorb less sun than dark colors, so they help keep attic heat down in Florida summers. In The Villages, the color also has to suit your district's Architectural Review Manual. See roofing in The Villages for local approval steps.

  • Does a metal roof lower your insurance in Florida?

A metal roof can lower your premium when it helps the home qualify for wind mitigation credits. Florida law (Section 627.0629) requires insurers to offer credits for features that reduce windstorm losses, and the wind mitigation inspection records whether the roof covering meets the Florida Building Code. The savings depend on your insurer, so ask your agent.

  • Is a metal roof louder in the rain?

Usually not by much on a home. The panels go over solid decking, underlayment and an attic, which soften the sound of rain. Metal roofs on open-frame buildings without decking, such as barns, are the ones known for rain noise.

  • Does a metal roof need maintenance?

Yes, a little. Check it once a year and after major storms for debris in valleys and gutters, loose trim, worn sealant at pipe boots and, on exposed-fastener roofs, backed-out screws. Call NB Roofs at (352) 269-2157 to schedule a metal roof inspection or repair.
